The Unintelligent Home: On Permanent Immobility, the Speculative Premium of Fixedness, and Temporary Configurable Solidification
Abstract
Global real estate at end 2024 was valued at $393.3 trillion — approximately 3.75 times world GDP and 76% of all global assets (Savills 2025). Residential property alone accounts for $286.9 trillion, making it the single largest store of human wealth ever recorded. The sector that produces this wealth is simultaneously the world's least productive: construction productivity has fallen approximately 40% since 1970 while manufacturing productivity doubled. This paper proposes that this divergence is not primarily a regulatory or financial failure — it is a structural failure derivable from the Architecture of Freedom Intelligence (AFI) framework. We argue that permanent immobility and the speculative premium of fixedness lock housing into low path-availability, and we develop a framework for temporary configurable solidification as an alternative design regime for the built environment.
