What Gets Smarter Gets Cheaper - The Law of Intelligent Midas: A Black Swan Forecast for the Structural Collapse of Housing Costs

Open access0 citations

Abstract

Location premiums are not independent of construction costs — they are partially constituted by construction scarcity. When AI collapses construction costs, it does not merely make building cheaper: it dissolves the scarcity rent embedded in location premiums. This is the Location-Construction Feedback Loop — the paper's central theorem. Housing is the only major production system that has not followed the universal pattern of intelligence-driven deflation: books (÷1,000 in 20 years), genome sequencing (÷15,000,000 in 8 years), AI inference (÷423 in 57 months, R²=0.730, p=0.007). The salary-to-housing ratio in OECD countries approximately doubled since 1970. This paper explains the anomaly through the Architecture of Freedom Intelligence (AFI) — five foundational theses governing all navigation by the law Freedom = Perception / Distortion — and makes three empirical contributions: (1) Real AI cost data grounding a doubly-exponential Gompertz capability model. (2) Real OSMnx analysis of 8 cities: Latent Perception Gap correlates positively with salary-tohousing ratio (Spearman r=0.619, p=0.102, N=8). (3) Building physics simulation (2R1C thermal model, ISO 13790): AI-optimised assemblies deliver equivalent thermal performance at 50–70% lower lifecycle cost. System dynamics simulation (7 scenarios, 200 MC draws, seed=2026) produces a central threshold crossing estimate of 2028.5–2029.8. Under Swarm Convergence, the salary-to-housing ratio falls toward 1.0–1.5 years — an 83–89% real decline from the 2026 OECD median. D_regulation explains 42% of threshold year variance. Nine falsifiability criteria specify datasets, thresholds, and deadlines. Author ORCID: 0009-0008-6255-7724. License: Creative Commons Attribution 4.0 International.
