Trends in the development of digital services in the sharing economy in Russia's real estate sector

Abstract

This article examines the prospects and characteristics of a sharing economy in the Russian real estate sector. Key factors determining the relevance of this phenomenon are considered, including digitalization, urbanization, and the transformation of consumer preferences. Structural features of the sharing model are identified: the platformization of interactions, a shift in emphasis from ownership to access, increased asset utilization, the formation of a trusting environment, and the hybridization of real estate functions. Growth drivers are analyzed, including the development of online platforms, population mobility, and changing value systems, as well as institutional, economic, and social constraints. Particular attention is paid to regulatory uncertainty, tax risks, and a cultural orientation toward real estate ownership. The prospects for the implementation of new technologies, including artificial intelligence, big data, and smart contracts, are assessed. It is concluded that the sharing economy has significant potential for development, provided the institutional environment improves and technological innovations are integrated.
